First and foremost we will not ask for an advance. Whilst we invest a fair amount to take you to the market, we are completely free of charge unless we finish the task at hand – to complete a sale on your home, a hefty amount of self-motivation already on our part.
Our photographer, Mark (link to Mark's website), and myself like to turn up at the earliest opportunity in the morning to catch the light. Prior to our day we will have checked the weather forecast as it is important to our presentation. We will book an alternative day if needed or even return if the weather turns during the day. We will require at least 4-6 hours but we tend to request the entire day, as there is no rushing a master at work.
As we do professional photography Mark requires some time to set up the lighting. After we have decided and confirmed with you the order of the day, we will assist with some House Doctoring if needed and subject to the conditions we will do external and drone footage first (click here)
We like to use lifestyle models occasionally if we think the house suits, and it can make your home stand out from the crowd online. We will shoot stills and video internally only at your discretion – we don't want to show too little, but definitely not too much.
We do not subscribe to the 'one room one take' process and we generally spend the entire day filming but with the resulting stunning results you may not even wish to move at all.
During the same time we will also have a Domestic Energy Assessor (DEA) present who will be carrying out a free Energy Performance Certificate (EPC), which is currently legally required to market your property. We will also take measurements to enable a 3D Floorplan which not only looks great but is a much more user friendly mobile viewing mechanism. (link to example)
If you are available on the day we will show you some of the photography to browse at your pleasure and within a few days we will have a link to show everything we have done and to clarify that you accept what we will show to the world wide audience that we seek.
We incorporate all of the above into a free mini TV movie of your home which we use via Nobleandlord.com, Rightmove, Zoopla, Prime Location, USB business cards, various media outlets, and social media in order to intrigue and tempt your viewers. We will only show limited material and it will also alternate weekly so as to keep your main picture fresh to the viewing public. It is very important to keep interest flowing, so if your marketing does take some time we will revisit to ensure all external photography is kept in season.
We attend and help House Doctor your home for all viewings, at any time, 7 days a week. We only have one appointment per day, ensuring that we have no time limits, and we even supply slippers for your viewers so as to not damage your flooring.

We have limited clients so your sale becomes a personal project and is monitored weekly with communication both ways. We do not just place the property on the website and cross our fingers, we market it like no other agent would, as attention is what you need and shall accordingly have.
Needless to say the before, during and after sales service is handled professionally and sensitively as after over 25 years of experience I completely understand the environment of buying and selling a home. Personally, I am available 8am-8pm 7 days a week for any niggles or queries that you may have.
